Condensing Combi Flue Position Just need a little advice regarding the positionong of a flue.
Builders have thrown up an extension next door to us. There is a set of steps that take you down into the garden, shared with next door. Now, the new boiler position, means the the flue exits the wall at chest level (for me whos 6'2" anyway), and onto the steps.
Surely this must be against some kind of regulation. Looked at the building regs but they only state max and min distances from certain objects. No where can I read about the fact if its ok or not to have products of combustion being thrown out at such as stupid height.
Look forward to hearing your thoughts, will get a couple of photos later to post.

Re: Condensing Combi Flue Position Both regulations and manufacturer’s instructions state that the flue terminations should not cause a nuisance or damage any adjacent surfaces and also does not cause a obstruction to any passageway or pathway, this includes any obstruction that maybe caused by any flue terminal guard that requires fitting to and flue terminal under 2 m from standing platform
In your scenario ,clearly this has not been done, not only do you have a obstruction and exhaust fumes to contend with but also the water vapour in the exhaust fumes from a condensate boilers
If the flue is not causing an obstruction and it is the flue exhaust that is causing the problem, than a plumage kit, made by the boiler manufacturer for the boiler in question can be fitted to allow outlet to be raised to a agreeable and nuisance free position
It is also worth noting that if a flue is terminated over a pathway or passageway, not only consideration of able bodied persons should be taken into consideration but disabled use also should be considered ie the safe passage and use of persons in wheel chairs ect

LABC are coming to look on wednesday so I'll wait to see what they reckon.
